Halloween Parade and Trick or Treat Street

This Saturday, October 28th is Longmont’s annual Halloween Parade and Trick or Treat Street.  Be prepared to come on out in costume and march down Main Street in Longmont to show your creativity and style.  The lineup starts at 9:30 am in front of the St. Vrain Memorial Building, 700 Longs Peak Avenue with the parade to begin promptly at 10am.  All ages are welcome!  This is a foot parade, so strollers and wagons are recommended for little ones who may get tuckered out.  Trick or Treat Street commences right after the parade, with participating Main Street merchants handing out treats to all costumed visitors.  This is going to be a great event, so come on out for the spectacle, the parade, the laughs, and of course, for the candy!  Happy Halloween from Damian Wise and the Wise Team, Keller Williams.

One of the great attractions every winter right here in Longmont is our annual ice pavilion.  There are open skate times available to the public, as well as drop-in hockey hours for youth, teen, and adults.  The Times-Call just announced the projected opening date for the pavilion this year is November 6, weather permitting. The short answer is, Yes. Some folks in Longmont will wait until November to blow out their sprinkler system.  Some will do it, have done it, as early as the end of September.  My philosophy is, why wait until after a freeze (32 degrees and below) happens when you can get it done now?  So, go ahead and blow your system out this weekend.  The Broncos are on a bye, so there’s no game to keep you tied to the couch. Worst case is the lawn dries out a little over the next few weeks and you need to hand water with the hose. But what are the chances of that happening?  We’ve already had so much rain in Boulder County this fall I would bet against dry spots in your lawn. Plus, with lower temps, grass is not only using less water, there is less evaporation.  So, go ahead, get outside, and get’er done.

Hurricane relief is needed in Puerto Rico too

Are you one of the nearly half of Americans who don’t know Puerto Ricans are US citizens?  Amazing but true.  I just saw this in the news last week, right after Hurricane Maria levelled the island.  Apparently, relief efforts and charitable fundraising are lagging significantly behind similar efforts aiding mainland Americans over the last few weeks, according to the reporter, based at least in part on this misperception.  Not to take anything away from our countrymen in Texas and Florida who continue to struggle with the aftermath of Hurricanes Harvey and Irma, but, man, talk about a situation where an entire region of red, white, and blue is struggling and in need of our help!

Mortgage Market Survey for October 2, 2017

It’s been a while since we checked in and reported back to you on mortgage rates, so here goes:

30 Year Fixed rates are running at 3.83% with 0.6 points, the same rate as the week prior but with points 0.1 higher.  For comparison, one year ago the 30 Year rate was at 3.43%.

15 Year Fixed rates are running at 3.13% with 0.5 points, both rate and points identical to the week prior.  One year ago the 15 Year rate was at 2.72%.

5/1 Year ARM rates are averaging at 3.20% with 0.5 points, both rate and points higher than the 3.17% and 0.4 from a week ago.  One year ago the 5/1 Year ARM rate was at 2.81%.

Dry Creek underpass now open!

Hey folks, you know all that road construction that’s been going on in the south Hover area near the new mall?  Well, they’ve recently hit a nice milestone by completing the Dry Creek underpass connecting the mall to the area west of Hover and south of Bent Way.  Also of note, all four lanes are now open in that stretch, with speed limits returned to normal.  There may be some restrictions during the day over the next couple weeks as crews finish up landscaping work around the underpass, but effects on traffic flow are expected to be minimal, with no effect expected for cyclists and pedestrians.

Hurricane Harvey

If you’ve tuned into the news anytime over the last week you’ve heard reports and seen images of just how devastating Hurricane Harvey has been on the Texas coast off the Gulf of Mexico.  The incredible category 4 hurricane made landfall last Friday night at 9:45, just north-east of Corpus Christie, bringing winds up to 130 miles per hour, and an immense amount of rain to densely populated areas such as Corpus Christie, Houston, San Antonio, Austin, and parts of Louisiana.  Now, over 30,000 people will be driven to emergency homeless shelters as authorities continue rescue efforts, and initial reports of fatalities begin to filter in.

Let's Hear it for PB&J

Smucker’s is headed for Longmont, or, more precisely, PB&J is headed for Longmont.  You may have heard that Smucker’s is slated to build a new plant in the Longmont area.Well, the rumors are true.  Smucker’s closed on the land purchase (the plot is at the intersection of Highway 119 and Fairview Street) earlier this year; construction on the facility is expected to commence soon.The plant is expected to initially employ 250 people, with plans to eventually expand up to 500 people.  That’s a lot of people making peanut butter and jelly sandwiches, or in this case, Smucker’s Uncrustables!  And after the City of Longmont provided $6.5 million in incentives to bring the company to tow, it has been reported that average salaries are expected to be pretty good.  I say welcome to Longmont, Smucker’s!  We’re glad to have you.

Brewhop Trolley

We’ve talked about this one before, and since it really is pretty cool I thought it was worth mentioning again.  The Longmont Brewhop Trolley runs every Saturday and Sunday from noon to 9pm, making a loop around town with stops at eleven craft breweries, a distillery, and a local cidery.  As the loop takes about an hour to complete you’ll have plenty of time at any or all of the stops you choose to disembark at.  That means you get about an hour to enjoy beer tasting, guided tours, and souvenir shopping before the bus loops back around to pick you up for your next destination.  It’s a great hop on/hop off service that only costs $15 per passenger for the entire day!

Longmont will host the 32nd annual Sunrise Stampede on Saturday, August 12, with the race starting at 8am sharp at Silvercreek High School.

It’s hard to believe we’ve done this 31 times already, and it’s important to know, the Stampede has raised over $225,000 for the St. Vrain Valley School district over the years. Every year race proceeds fund classroom grants for students with special needs, helping us continue a community tradition in supporting these incredible St. Vrain Valley students.

   Another summer has come and gone, and what a summer it was!!  The pool is now closed and Maggie, Madeline, and Mallory are back to school.  They're very excited as they do not have to wear uniforms this year.  We've transferred them to public schools rather than the charter school they had been attending.  Michelle and I were excited to get to attend a Bronco's preseason game against last year's Superbowl champs, and, along with many others, were happy with the results of that game.

Colorado Regulators Sound Alarm on Pocket Listings ~DAILY REAL ESTATE NEWS | MONDAY, JUNE 16, 2014

Colorado regulators have urged real estate professionals to avoid selling property in off-the-market deals because they say it can pose greater risks for sellers. The Colorado Real Estate Commission issued an opinion last week stating that selling property without putting it officially on the market is OK, if sellers realize the risk, but if they don’t, such a tactic can “endanger the interest of the public.” Also, the regulators warned real estate professionals against being motivated by commissions when taking part in such transactions, since agents often earn a commission from both the buyer and seller in such off-the-market deals.

What an amazing summer we've had!  The girls all competed in Boulder Iron Kids 2014 and had a great time.  It is definitely not the easiest event for these girls, but the satisfaction on their faces when they cross that finish line is priceless.   Oh, how they despise the run portion, but swimming and biking is soooo fun!  The best part of the sport is that they're all doing the same thing and really cheering each other on.  It's a great way to spend not just a Saturday morning, but also time spent together as a family.

RECORD AVERAGE SOLD PRICE IN LONGMONT!!!!!!

The all-time highest average sales price – EVER – in Longmont was recorded last month! I bet that statement is a bit surprising to many regular readers of this stats report. Average price has been increasing since February of 2011 and now is nearly $120,000 greater than the all time low of November 2008. That November was the month after the mortgage meltdown, so it's an anomaly. Still, we are nearly $100,000 higher than four other months since then. A pretty impressive rebound no doubt.

Too Late or Not Too Late?: Open Enrollment in the St Vrain Valley School District

Many of you with school age children already know the open enrollment period for the school year beginning in the fall of 2017 was December 1, 2016 through January 17th of this year.  What you may not know, especially those of you new to the area, or with children just now old enough to attend school, is that even though the official window for open enrollment has closed you can still fill out an application to be put on a wait list for the school of your choice.  To evaluate your chances of acceptance I would suggest you call the school direct and ask for details on their own list, if they’re still accepting late applications, and for any other up-to-date information.Don’t assume just because you’ve missed a deadline that your options are limited.  For your reference, here’s the district web page on enrollment, and here’s their FAQ page on open enrollment.

For the most part, mortgage interest rates have hovered near the same point for the last couple weeks.  

30 year fixed rates are at 4.02% with 0.5 points, a mere 0.01% lower than last week with the same 0.5 points.

15 year fixed rates are identical to last week’s rates at 3.27%, with points increasing to 0.5 from 0.4 the week prior.

Residential and Commercial Real Estate Appraised Values on the Rise

A recent Times Call article states that appraised values for all of Boulder County Real Estate continue to increase.  That includes both commercial and residential.The article, by staff writer John Fryer, has Longmont residential homes increasing 23% over the twenty-four month period leading up to January 1, 2017, with similar numbers across the county.Gunbarrel and Niwot are the high-water marks at 30% and 29% respectively, with the unincorporated plains at 13% for that same two-year period.  The increase is attributed to low available home inventory and a robust local economy.

Bike Share Longmont

The city of Longmont (in collaborative funding partnership with Longmont United Hospital, Visit Longmont, Oskar Blues Brewery, and Boulder County) and Zagster launched a new bike share program citywide last Monday, providing 50 cruiser style bicycles available for short-term use at ten locations around town.  The benefits of the program are many.  Bicycles can be rented for $3 hour (the first hour is free for members of the program!), with monthly and yearly memberships available for more frequent cyclers.  Use of the program is simple – facilitated through an app on your cell phone to find available bikes and manage your account – and is really as easy as picking a bike, unlocking it, going for a ride, returning the bike, and going about your day.

Success and the STEM program in St Vrain Valley Schools

Skyline High School was the local ‘charter school’ way back in 2006 debuting the STEM (Science, Technology, Engineering, and Math) program for the St Vrain Valley School District. Now, 11 years later, the program has seen great district-wide implementation and success.  As of the current school year, all middle and high school students received tablets or laptops provided by the district.  Another exciting new addition to the program, the partnership with over 50 industry leading companies like Otterbox, IBM, Apple, and Aldebaran Robotics helped to promote the very first US Nao Humaniod Robotics Challenge.

Parking downtown and a master plan for the future

Image result for longmont master planLast Tuesday night the Longmont City Council approved a new master plan previously endorsed by the Planning Commission, and approved in March by the Longmont Downtown District Authority board.  The plan addresses many issues, such as proposed future projects like additional alley improvements behind both sides of Main street, and the need for a mix of both high-end and affordable housing in the heart of Downtown.  In addition, one of the area’s ongoing main concerns, that of parking was also addressed.  The council voiced concerns not just for additional parking capacity, but also of distribution and the need for more handicap parking as well.  The City Council also discussed future impact concerns for both retailers and homeowners in the area who are worried about increasing downtown visitors clogging residential streets.  You can check out a summary of the plan here.

An unsavory subject

I want to touch on a subject that quite frankly is unlikely to ever come up during light dinner conversation.  That subject is sex offenders in our communities.  I am a father of three beautiful, intelligent, and funny daughters, so of course I have a strong opinion on this unsavory subject.  But that’s not the reason for this blog.  As a father, and speaking to all the mothers and fathers in Longmont, one of the most important things I can think of to help protect all of our children (and wives, and girlfriends, and anyone else likely to be targeted by these public offenders) is to share an available resource with all those concerned about public safety.  It’s the registered sex offender map search page provided by the Colorado Bureau of Investigation.  If you’d like to know the registered home address for offenders in our area try the link, then search ‘Longmont’ and scroll the map to your neighborhood.  My intent is not to start a panic.  I just believe in our right as citizens to know the whereabouts of these elements in our community.

Where to park in downtown Longmont

There’s a lot of activity going on downtown nowadays, and on weekends, getting in for a meal or a cocktail or two can get a little sketchy, especially with spring starting to roll in.  When Friday or Saturday night rolls around, if you don’t get an early start or don’t mind eating right before the final bell, it’s tough to get into a restaurant without having to wait forty-five minutes to an hour just to get a seat at a table.  Then, when you add to the congestion the downtown Alleyscape construction (which we’re all for, by the way), sometimes it’s easier to decide to stay in for the evening and just order a pizza.  Well, I can’t help you get a table any quicker, but I can help clear up the parking picture downtown, at least a little bit.  Check out this downtown parking availability map with parking time limits, and parking garage locations that takes ongoing construction into consideration.  Very helpful.

Hey fans of downtown Longmont, as the Alleyscape project continues to make impressive strides sometimes there are temporary inconveniences such as interrupted traffic flow, parking congestion, etc that necessarily accompany such progress.  Click on the link here to get the full update from our friends with the Downtown Longmont Creative District and DeFalco Construction.  There’s going to be working going on in the 300 block behind Main Street, closing the alley Monday through Friday of the next couple weeks (beginning on Monday, March 20) for concrete work, replacement, some private improvements, etc.  The alley should be open on weekends though.

15th Annual Chick Clark Kids' Fishing Program Spring Kickoff

It’s a mouthful: the 15th Annual Chick Clark Kid’s Fishing Program Spring Kickoff.  So what is it?  First of all, the event is at Izaac Walton Park on March 27, 2017.  The day includes a kids’ free how-to fishing clinic, free lunch, and free fishing at the pond for kids 15 and under.  Rods and reels are being provided by the Colorado Division of Wildlife to the first 250 kids to sign up for the clinic being put on by Bennet’s Tackle Shop of Berthoud.  Check out more details and how to sign up your kids here.

Grand opening of brand new “The Wild Game Experience”

There’s another great, new entertainment destination in town, and this one’s gone to the birds, and bison, and elk, and… well, you get the idea.  When you step inside Longmont’s new Wild Game Experience the second thing you’ll notice is the dominant wild animal-themed interior featuring photos and painted murals of Colorado wildlife throughout.  There’s lots of reclaimed wood and stone, and there’s even a stuffed elk above the giant fireplace mantle.  But that’s just the décor.

Weekly mortgage rates recap for 2/20/17

Going into last Friday, February 17, mortgage rates changed very little.  30 year fixed rates dropped from 4.17% to 4.15% on average, with fees and points inching in the other direction, from 0.4 to 0.5.  15 year fixed rates dropped from 3.39% to 3.35% on average, with points increasing similarly from 0.4 to 0.5.  5/1 year ARMs decreased from 3.21% to 3.18% on average, with fees and points remaining the same at 0.4. Primary mortgage market survey

Mortgage interest rates are still looking good after showing a decline for the third week in a row, based on the Primary Mortgage Market Survey dated January 19 on the Freddie Mac site.  30-year fixed-rate mortgages averaged 4.09% with 0.5 points, and the 15-year fixed-rate averaged 3.34% with 0.5 points.  The 5-year ARM (adjustable-rate mortgage) averaged 3.21% with 0.4 points.  All in all, pretty good.  Just keep in mind, these numbers don’t include potential fees or closing costs.  Here’s a handy online mortgage calculator to click around with to see what the payments on your next dream home might be.

Local graduation rates continue to rise

No matter which side of the aisle you sit in regard to today’s historic presidential inauguration, there’s no denying the fact that it’s just that: historic.  A new chapter in the good old American dream begins for everyone today. On a much less controversial, though nonetheless newsworthy note, graduation rates in both the St. Vrain Valley and Boulder Valley School Districts are on the rise again – or should I say still – continuing positive trends that began three and six years ago, respectively.

High Winds Delay Trash Pickup in Longmont

If you live along the front range you’ve been listening to the howling wind every night since Sunday evening.  What you may not know is the high winds forced the Front Range Landfill to close operations as a safety precaution this past Monday, December 9th, pushing back trash and recycling pick up in Longmont by one day.  That means if your normal pick-up day is Wednesday, it is now Thursday; if it’s Thursday the truck will actually hit your neighborhood on Friday.
